Best Chicago Commuter Suburbs

Where is the best place to live if you are going to Commute by Train to Chicago?

People ask me constantly “if I want to live in a nice suburb of Chicago and commute into the City which one should I choose?”

I have lived in the Homewood Flossmoor area since age 11 so I never really understood that everyone didn’t have the easy access to the City that the HF area does. There are a lot of dynamics that are at play when deciding all of the factors of where to live so I thought the best way to help was to create links to the research I did rather than to give my “highly biased” opinion!

Here is a link to a map of   Chicagos 25 best Commuter Suburbs according to Chicago Magazine.

From City Data Site Personal Reviews

Here is the Chicago Tribune 3 Best Commuter Suburbs Article.

Here is a link to “Niche” research article on Best Chicago Commuter Suburbs.

Of course The Wexler Group can help you with any of these suburbs or anywhere in all of Chicagoland so please don’t hesitate to contact us if we can assist you!

Make Room For Talent

I have been in business for myself since I was 14 years old. I didn’t own the Stereo store where I worked from 14-23 though I was still working for me. It was always a challenge, could I unload the trucks faster than everyone else. Could I get the equipment to the customers and out the door efficiently? When I became a salesperson could I sell more Stereo Systems in less time than everyone else? Even though the check was signed by someone else I was Ron Wexler Inc! Today I would call that raw talent. Someone who is self motivated, strives to get better and is never really satisfied with things as they are. I left when I realized they didn’t care about me, or support my goals.

I am sharing this because my business’s today 32 years later are growing and achieving levels of success I never knew were possible. The reason for this growth over the last 6 years is “Talent”, and I don’t mean mine! After all these years and a lot of employees coming and going I finally learned how to spot and more importantly partner with Talent. People who are great Talent have big goals and dreams. They are rarely satisfied with average or things being good or just ok. When they partner with someone who can help them grow they will thrive and be constantly challenged. The right Talent will do what it takes, they won’t settle and they won’t let you off the hook! They push themselves they push for more, for better, and they care deeply about helping others achieve more.

The last highly Talented person I hired asked me during the interview process; “What exactly will I be doing?”  The answer was I don’t know for sure!! There are so many opportunities in our organization I am just looking for the right people and together we will figure out where we all fit in and what we can accomplish together! She has been here less than six months and already has had 3 roles! Together we are getting to our mutual goals and moving her toward where she wants to be.

I have made 5 great hires since understanding the difference between Growing Talent and Static Talent. Its not Talent and non Talent, both are Talented one is just very dissatisfied and keeps striving for more and the other is happy getting great at one thing and staying in that place. Every business has a place for both people and one isn’t better than the other.

The Search for Talent never ends. The only  limitation on the growth of our Empire is how many Talented people we get into business with and how fast we get them into their Talent Zone. The Talent Zone is the role where who they are and what they do are in alignment. For building a massive Real Estate Empire I know I need 5-7 Growing Talent partners! Currently I am looking for 2 more people who love a challenge, are not afraid to fail while they learn, and are willing to do whatever the circumstances dictate to get where we want to go!

The Wexler Group is on a Growing Talent Search. Who do you know that we should know?

3 Main Reasons a Home Fails To Sell

There are 3 Simple Reasons a Home would go on the market and not sell and they are not: Location, Location, Location!

People ask constantly “Why didn’t my home Sell?”  “Why did my listing expire?” Who can get my home sold for the most money in the shortest amount of time…here are:

There are 3 Simple Reasons a Home would go on the market and not sell and they are not: Location, Location, Location!

  1. The Condition: Now more than ever in the last 50 years because of the abundance of HGTV style Home TV shows condition has become a major factor in the success of selling a home.  Watching T.V. shows where sellers spend tens of thousands ripping out kitchens and baths putting in Granite, Slate, Hardwood, Glass tile and new windows many buyers now see that as normal! In the past updating a home did not mean updating the entire structure from wall to wall it meant updating the carpet, painting the walls white and maybe even painting the kitchen cabinets and installing new hardware! So having an agent who knows what updates are worth the expense and which ones are just creating a greater loss is important.
  2. The Price: Sometimes homes are under or overpriced…stay with me for this explanation its vital! Our marketing includes Radio (Keller Williams agents do more Radio advertising on Chicagoland Radio than any other agents!) Direct mail, email campaigns, social media marketing, SEO (those pesky pop up ads you get everywhere you go on the internet!)  and a full time Inside Sales Agent whose only job is speaking to potential buyers and sellers 6-7 hours every day! The reason I mention this under price is because if we are priced wrong our very effective marketing is just telling more people we are at the wrong price. In other words, if we are over priced and your last agent only got a few showings and none of those buyers were interested, our intensive marketing will get more people to the home and none of them will buy it either. I have two people on my team who have served as appraisers and I have done market evaluations on over 5,000 homes. We know how to get the most possible money for our sellers, and we know when the price will keep us from succeeding.
  3. The Team:  We believe no one succeeds alone, no single agent or small team can do what a highly trained (think Navy Seal) group can! What does that look like: Top Lenders for our Buyers, Top Inspectors, Attorneys and a Relationship with one of the Best Title Companies ever! Professional Photographer who sees colors, shadows, light and knows how to edit photos for maximum impact. Intensely trained Closing and Listing Coordinators who have over 25 years of experience marketing and closing sales. Top Lead Listing and Buyer Team Leaders both from the Appraisal Industry who know how to find people the perfect home and list and sell homes quickly at the right price! Marketing Department which includes an internet specialist who has worked to build online presence and interaction between potential buyers and products. Also an Inside Sales Team who are on the phone tracking down leads, promoting our listings to the public and following up on the massive number of leads our marketing generates on a daily basis. No one agent or small team can do what our team does and our results reflect that fact! We close more homes in a year than the average agent will close in 12 years!

That is it…3 things…every other variable falls in these 3 categories….which is going to stop you from selling…NONE when you work with our team….we get the job done!

If you want to get the job done, contact The Wexler Group now and ask your toughest questions and then set a time to meet with a member of our team and get your home SOLD!!    Keller Williams Preferred Realty

I love this article about Leadership from Inman News the Real Estate Industries main News Source. It reminds me of why after 21 years in the business I left an office where I was perfectly content to join a company no one in my area had ever heard of!!!

What’s the true test of leadership?

Simply turn around

kennethjennyken@trancen.comMar 3, 2016

I will never forget the advice my mentor gave me: If you think you are a leader — the true test of leadership is to simply turn around and see if anyone is following you.

Recently, I was fortunate enough to attend the Keller Williams Family Reunionin New Orleans, Louisiana.

I entered the convention center and made my way to the main event. Thousands of agents swarmed every entrance of the giant room, and when the doors opened, what I saw was incredible.

A room the size of two football fields — no exaggeration — packed with 15,000 energy-packed people faced by seven Jumbotrons the size of any giant roadside billboard. Lights were flashing everywhere and music bounced off every wall.

It was then that I realized what it must have taken to build such an organization and do something so impressive that gets all of these people to make the investment to come out. And then, it dawned on me that the single thing making all of that happen was leadership.

Leadership is something that is so lacking in the residential real estate business, and something that is ever so needed.

Then came the most impressive reveal. The entire Reunion was led and orchestrated by the leadership team of Keller Williams. There were no outside speakers, world-renowned entertainers or even fancy banquets on the agenda.

The Gary Keller Band, headed by Gary Keller with guest musical appearances by CEO Chris Heller and Vice Chairman Mo Anderson, provided the entertainment.

All too often in this industry, I find myself in constant search for leadership. And more often than I would like, I have had trouble identifying true leaders.

Leadership is required to navigate and encourage change. Although this industry talks a lot about increasing professionalism, improving the consumer experience and adding value to what we do, it is clear that the leaders of KW are doing more than talking about it — they are delivering it.

With total respect for the KW brokers, Keller Williams has gladly accepted the huge responsibility of bringing value to each and every KW agent by helping its agents apply their precious resources — their time and money — to only those things related to their businesses.

This industry is full of people who started careers somewhere else and then entered the real estate business with hopes of being successful.

The challenge for these people has always been in understanding how to make that happen when faced with a plethora of shiny objects and disintegrated systems and solutions.

As a result, we now have as many as 600,000 agents who struggle to make a living, and for whatever reason, do not take this business seriously.

There were no shiny objects in the room in New Orleans. Just the sharing of fresh, comprehensive, strategic and fundamental principles necessary for creating future and ongoing success.

For as long as I have been in the business, I’ve believed that only those agents who are truly serious and committed to this business should be permitted to serve the consumer.

By developing agents who are “in the business of real estate” rather than “in the real estate business,” I believe KW is helping to achieve that objective. A brand that, in its own way, is systematically sorting out the part-time, full-time and no-time agents.

Keller Williams’ support for higher standards in the industry, including a dedication to caring for employees and an improved consumer experience, is spot on.

As a former senior executive with two of the major real estate franchise companies, I have always had a great deal of respect for what Gary Keller and his team have worked to accomplish. But now, after my trip to New Orleans, I can confidently say this company is ideally positioned to do what it has been designed to do.

And as for that ultimate test of true leadership?

Gary Keller can turn around on any old day and count more than 130,000 real estate professionals — and more each month — following him. And not just on Twitter or on Facebook, but in real life.

So the real question for all you leaders out there might well be: Have you turned around lately?
