Field Coordinator: Starts as part time (will become full time) role includes; installing/removing signs & lockboxes, meeting inspectors at properties, picking up and dropping off packages for clients and from closings and more. When not out in the field, assist with making calls, and internet and computer based projects in the office. Applicants must have a dependable car, drivers license and insurance, computer knowledge and internet skills and be available Mondays, Wednesdays & Fridays during normal business hours to start. The last person who had this role is now a full time leader on our team.

Inside Sales Agent Role: Starts with making calls and following up on leads and can work into a buyer or listing agent role. Does not have to be licensed to start though  license needed to advance (we will help with that).

Sales Agent: We are constantly looking for great agents or future great agents who want to learn more about Keller Williams and the opportunities it provides around the world. We are glad to answer any questions you may have about getting into Real Estate or growing your already existing practice.

Where is the best place to live if you are going to Commute by Train to Chicago?

People ask me constantly “if I want to live in a nice suburb of Chicago and commute into the City which one should I choose?”

I have lived in the Homewood Flossmoor area since age 11 so I never really understood that everyone didn’t have the easy access to the City that the HF area does. There are a lot of dynamics that are at play when deciding all of the factors of where to live so I thought the best way to help was to create links to the research I did rather than to give my “highly biased” opinion!

Make Room For Talent

I have been in business for myself since I was 14 years old. I didn’t own the Stereo store where I worked from 14-23 though I was still working for me. It was always a challenge, could I unload the trucks faster than everyone else. Could I get the equipment to the customers and out the door efficiently? When I became a salesperson could I sell more Stereo Systems in less time than everyone else? Even though the check was signed by someone else I was Ron Wexler Inc! Today I would call that raw talent. Someone who is self motivated, strives to get better and is never really satisfied with things as they are. I left when I realized they didn’t care about me, or support my goals.

 

I am sharing this because my business’s today 32 years later are growing and achieving levels of success I never knew were possible. The reason for this growth over the last 6 years is “Talent”, and I don’t mean mine! After all these years and a lot of employees coming and going I finally learned how to spot and more importantly partner with Talent. People who are great Talent have big goals and dreams. They are rarely satisfied with average or things being good or just ok. When they partner with someone who can help them grow they will thrive and be constantly challenged. The right Talent will do what it takes, they won’t settle and they won’t let you off the hook! They push themselves they push for more, for better, and they care deeply about helping others achieve more.

The last highly Talented person I hired asked me during the interview process; “What exactly will I be doing?”  The answer was I don’t know for sure!! There are so many opportunities in our organization I am just looking for the right people and together we will figure out where we all fit in and what we can accomplish together! She has been here less than six months and already has had 3 roles! Together we are getting to our mutual goals and moving her toward where she wants to be.

I have made 5 great hires since understanding the difference between Growing Talent and Static Talent. Its not Talent and non Talent, both are Talented one is just very dissatisfied and keeps striving for more and the other is happy getting great at one thing and staying in that place. Every business has a place for both people and one isn’t better than the other.

The Search for Talent never ends. The only  limitation on the growth of our Empire is how many Talented people we get into business with and how fast we get them into their Talent Zone. The Talent Zone is the role where who they are and what they do are in alignment. For building a massive Real Estate Empire I know I need 5-7 Growing Talent partners! Currently I am looking for 2 more people who love a challenge, are not afraid to fail while they learn, and are willing to do whatever the circumstances dictate to get where we want to go!

3 Main Reasons a Home Fails To Sell

There are 3 Simple Reasons a Home would go on the market and not sell and they are not: Location, Location, Location!

People ask constantly “Why didn’t my home Sell?”  “Why did my listing expire?” Who can get my home sold for the most money in the shortest amount of time…here are:

There are 3 Simple Reasons a Home would go on the market and not sell and they are not: Location, Location, Location!

  1. The Condition: Now more than ever in the last 50 years because of the abundance of HGTV style Home TV shows condition has become a major factor in the success of selling a home.  Watching T.V. shows where sellers spend tens of thousands ripping out kitchens and baths putting in Granite, Slate, Hardwood, Glass tile and new windows many buyers now see that as normal! In the past updating a home did not mean updating the entire structure from wall to wall it meant updating the carpet, painting the walls white and maybe even painting the kitchen cabinets and installing new hardware! So having an agent who knows what updates are worth the expense and which ones are just creating a greater loss is important.
  2. The Price: Sometimes homes are under or overpriced…stay with me for this explanation its vital! Our marketing includes Radio (Keller Williams agents do more Radio advertising on Chicagoland Radio than any other agents!) Direct mail, email campaigns, social media marketing, SEO (those pesky pop up ads you get everywhere you go on the internet!)  and a full time Inside Sales Agent whose only job is speaking to potential buyers and sellers 6-7 hours every day! The reason I mention this under price is because if we are priced wrong our very effective marketing is just telling more people we are at the wrong price. In other words, if we are over priced and your last agent only got a few showings and none of those buyers were interested, our intensive marketing will get more people to the home and none of them will buy it either. I have two people on my team who have served as appraisers and I have done market evaluations on over 5,000 homes. We know how to get the most possible money for our sellers, and we know when the price will keep us from succeeding.
  3. The Team:  We believe no one succeeds alone, no single agent or small team can do what a highly trained (think Navy Seal) group can!
